Are sites’ still available?

At the close of 2012 we have 8 of 22 home site still available. Surprisingly, some of the best sites haven’t sold yet. Two have a creek and a pond view, another a spring, and all with big hardwoods and privacy. Each site is distinctively different.

Are new sites being opened?

One New 35+ ac site with huge mountain views has just recently opened up for access, we call it the Red Mountain Ridge. All have mature hardwoods, absolute privacy and great views.

Is there an average per acre price I can use as a rule of thumb to compare to other land?

It is very difficult to price and compare that way because of the different benefits already available, such as underground electric, telephone and high speed internet, city water, and paved roads. Also, the Red Mountain communities offer homeowner protections like ‘good neighbor’ deed restrictions that protect the owner’s investment unlike undeveloped raw land.

Additionally, within the community there are special features on different home sites, like ponds, creeks, hardwoods, and view sites, that affect the pricing. The good news is that every site is unique with options not available on the other sites… And very price competitive in the area.

We want to have horses and maybe a chicken or two for eggs, can we do that?

Yes, the Farms offers a large parcel of pasture land for horses, chickens, llamas, goats and household pets. Not allowed though are swine. The Ridge just newly on the market, is totally unregistered. It has a out barn, a polo site and huge mountain views.

What building restrictions are there?

Minimum square footage is 1600 sq ft. Exterior materials exclude vinyl siding and colors are in the range in woodsy natural hues. Most buyers plan either log homes or siding like Hardie board. You get the benefits of durable low maintenance siding with the look of real wood lap siding.
Most home sites have sloping profiles so a walk out basement makes sense and can be calculated in the square footage, along with lofts.

Do we have to build right away?

No, most buyers are 5 to 8 years away from building their homes. Buying their land now will provide the equity when it is time to build.

Is there a cost per sq ft we can use to factor in the whole package?

Currently in Tellico Plains the costs range from as low as $60 per ft on up, depending on the features, like granite counters, big stone fireplaces, and large master baths, custom cabinets and other special selections. You can also do much of the work yourself if you’d like, saving some of the cost. There are some very good builders in the area and we can help you with those options. We recommend big porches for outdoor living, breezeways to the garage or carport, and lots of windows living in privacy and in a natural setting is really restful.

Can we build with energy efficiency in mind?

Yes, we encourage PV solar, hot water solar, geothermal, Energy Star, USGBC LEED, and energy related savings equipment. Much as we like our local utility, green is the way to go‚ besides you get the savings everyday when you build with conservation in mind. We have the best green collar training in Tennessee right here in Monroe County, so the suppliers and subs know what to do for green.

Are there stringent restrictions in the community or deed restrictions?

Living in the country is different than living in the city, which has its up and down sides. With NO restrictions on land in the country, you can build a junk yard right next to beautiful million dollar home, so it is up to the developer to establish good neighbor rules like no burning trash, no jacked up cars in the yard, etc., to promote the golden rule. Many people fear the “condo commando” with good reason, and at Red Mountain we look at these minimal restrictions more as respecting your neighbor with common sense rules that aren’t meted out by a commando type. The rules are designed to protect your investment.

What will the monthly dues be in the association?

There will be no fees at the Farms; at the Cove some weed eating and grass cutting along the fence lines in the front and along the roads in the community will be necessary. Cost per home site should probably be around $25.00 a month… just kidding, $25 per site should do it.

Are home plans available?

We have a great relationship with www.nelsondesigngroup.com. Any plan they have can be tweaked or changed according to country tastes. Other plans are welcome, but hold yourself in check though and avoid the flamingos and pink stucco‚ OK? Thanks.

Are plat maps available of the sites?

Yes, but… I say that because a two dimensional map and even a Google satellite map doesn’t show the terrain of the land. The best thing to do is plan a trip to Red Mountain and see the beautiful sites and pick one that meets your taste. Our buyers have each had an individualized vision for their dream in the mountains and selected their site based on fulfilling those dreams. With the diverse selection available you will find a winner too.

Is there a Wal-Mart nearby?

If you drive fast… ten minutes; slow maybe fifteen minutes. We are 35 minutes to the Knoxville airport, 20 minutes to a couple of different hospitals, and 40 minutes to the big UT hospital. We have lots of local shopping and great restaurants in our mountain village town, Tellico Plains. We can arrange a stay in a cabin when you visit.
